Garage door installation is less about lifting sections and more about four measurements, the right track for the ceiling, and springs sized to the exact weight of the door. Door makers publish installation instructions for every model, and the standard for sectional doors, ANSI/DASMA 102, requires them to. The instructions assume a correctly measured opening. Most installation trouble starts earlier than the install, when a door is ordered to the wrong size or a track that does not fit the ceiling.


The four measurements

  • Rough opening. Width and height of the finished opening. Common residential sizes are 8 or 9 feet wide by 7 feet for one car and 16 by 7 for two, with 8-foot heights on newer houses and taller vehicles.
  • Headroom. The space from the top of the opening to the ceiling or the first obstruction above. Torsion springs and the curve of the track live here; a standard track commonly needs about a foot, and less space calls for a low-headroom kit.
  • Side room. Clear wall on each side of the opening for the vertical tracks and, with wall-mount openers, the motor.
  • Backroom. Depth from the opening into the garage for the horizontal tracks and a ceiling opener. It has to exceed the door height with room to spare.

Pipes, lights, attic ladders and ductwork in the headroom are the things that change a plan. A good installer measures them before ordering, not on installation day.

  1. The old door’s springs are unwound first, then the sections and tracks come out.
  2. The jambs and header are checked; soft or split wood is replaced so the new track brackets have something to bite into.
  3. The bottom section goes in with its weather seal, leveled on the floor even if the floor is not level.
  4. Vertical tracks are fastened plumb, with an even gap to the door edge top to bottom.
  5. The remaining sections are stacked and hinged, then the curved and horizontal tracks are hung from the ceiling.
  6. Springs sized to the door’s weight go on the shaft, cables are seated on the drums, and the springs are wound.
  7. The door is balanced by hand, then the opener is connected, its limits set, and both reversal tests run.

The last step is not optional. A new door on a new opener has to reverse when it closes onto an object and again when the sensor beam is broken, as required for residential openers under federal regulation 16 CFR Part 1211.

Ask what is included in the installation price: removal and disposal of the old door, new tracks, springs, cables and seals, adjustments to the opener, and any jamb or header repair. Ask whether a permit is needed where you live, and who pulls it. In coastal areas with wind-load requirements the door has to carry a wind rating, established by test methods such as ANSI/DASMA 108 for wind pressure and ANSI/DASMA 115 for impact, and the local building department may want the label or paperwork to match.

Why hanging a door is not a DIY weekend

Stacking sections is heavy but straightforward. Winding the springs is not: it is the same stored-energy work as a spring replacement, done on a door that has never been balanced before. ANSI/DASMA 102 requires the maker’s installation instructions to carry warnings about installation and operation, and the spring-winding steps are where those warnings concentrate.

How long does garage door installation take?

A single door is usually a half day to a day; a two-car door with removal of the old one, new tracks and an opener takes most of a day. Rotten jamb or header wood found during removal is the usual reason a job runs long.

What if the ceiling is too low for a standard track?

Low-headroom track kits exist for exactly that case, with the springs moved or the track reshaped so the door clears the ceiling. They change the price and sometimes the opener choice, so the measurement has to happen before the door is ordered.
